FLC is a cooperative, which means our profits are shared with local shareholders in the form of dividends. All work performed in the surrounding areas is done by local companies, which ensures that all profits remain in the community. Due to this, advertising dollars are spent on local schools, churches, and other organizations. Therefore, a significant portion of our profits are reinvested in the local economy. As a result, FLC has been experiencing substantial growth that will allow it to continue its growth in the future. This allows FLC to serve the local community better.
FLC offers everything you may need for your construction project, whether large or small. With most of our stocked items, we offer a couple of different options at varying price points to meet the needs of all customers.
We are currently developing an E-Commerce website that will allow customers to view our current inventories and prices. As a result of this website, customers will be able to do online orders and pickups as well! Keep an eye out for this feature.
We are glad that you have chosen us for your construction project! To get started in this process, please reach out to our office at 712-476-5362 and ask to speak with one of our drafters. From there, we will coordinate with each other to find a time that works well for both parties for a meeting. Depending on the project we will meet either at our office location or on-site!
With a new build project, we welcome the customers to share their floor plan ideas with us whether it be a design found online or a simple sketch on paper. During our meeting, we will explore the customer’s preferences for their style and requirements for the floor plan. Once we have gathered all the necessary information. Our drafter will create a detailed plan along with some 3D views. These ideas will be shared with the customer for review and feedback. We welcome any further discussions and modifications until we achieve the desired final floor plan. Moving forward we will proceed to get a quote together as well as some material selections. The customer is welcomed to our office and work alongside one of our experienced salesmen to choose the finishes that align with your vision and fit within your budget! Based on these selections and the floor plan, a salesman will prepare a quote! Upon customer approval, a salesman will proceed to order all of the necessary materials for the construction of your new building. These materials will be delivered to the job site per the contractor's schedule.
With a house addition project, we can schedule a site visit at a time that is most suitable for you. During this visit, we will take precise measurements of your existing space and gather all the necessary dimensions required for your floor plan. After completing the measurements and the assessment of your space, we will sit down together to discuss the customer's desired outcomes. Our skilled drafters will then proceed to create a draft of your floor plan. Moving forward, the steps of this process will follow a similar course to a new construction project.
At FLC, we offer drawings exclusively to customers who purchase their building materials from us. However, if you are interested in having a floor plan created but do not plan on obtaining your materials through FLC, please reach out to our office at 712-476-5362. Our team of drafters will be available to discuss your requirements for your floor plan. In these instances, there will be an hourly rate that will get invoiced accordingly once the final floor plan is reached.
Our main goal at FLC is to provide our customers with high-quality products. As a result, we only stock lumber of grade No. 1. To gain a better understanding of the differences in quality among lumber grades, please refer to the breakdown provided below.
• No. 1 lumber allows for minimal defects, permitting well-spaced knots.
• No. 2 lumber is commonly utilized for framing purposes, containing limited defects. Knots of any quality are permitted as long as they are well-spaced and adhere to size regulations.
• Construction-grade lumber is utilized for light framing. Most defects are restricted except for those surface-related ones. Knots must be sound, firm, and tight.
• No. 3 lumber permits defects, as long as they do not penetrate the wood. Knots of any quality are allowed.
• Stud Grade is known for its strength and stiffness, being utilized for studs. The appearance quality of this grade may vary.
• Standard Grade is utilized for light framing projects. Knots in this grade of wood are not restricted in terms of quality.
• Utility grade is the lowest grade of lumber and is solely utilized for light framing projects. There are minimal restrictions when it comes to defects.
Customers of FLC are welcome to rent our insulation blowers for free. To use our insulation blower, we only require that the insulation be purchased from FLC. Please contact our office at 712-476-5362 if you would like more information regarding renting our insulation blower. Additionally, we can arrange a time that is convenient for you to use it.
FLC functions as a cooperative that offers dividends to shareholders. To become a shareholder, a fee of $10.00 must be paid. The annual dividend payback can vary between 2% and 6%, depending on the profit generated in that particular year. Currently, 30% of the dividends for the current year are distributed until the following June. With the remaining 70% being deferred and paid out at the discretion of the board and management.
FLC was established as a cooperative, which allows us to engage in dividend sharing. Each year, we declare dividends to offset our profits. The amount of these dividends fluctuates each year, depending on our profits. These dividends are distributed to our shareholders in two different ways. 30% of the dividends are paid out right away, while the remaining 70% is deferred and allocated at the discretion of the board and management.
Currently, FLC is averaging a 10-year delay in paying back deferred dividends. Our goal is to maintain this in the future.
